These Terms of Use (“Terms”) govern your access to and use of the website located at ctgroupllc.com (the “Site”), operated by C&T Group LLC and its affiliated brands (“C&T Group,” “we,” “us,” or “our”).

Please read these Terms carefully. By accessing or using the Site, you agree to be bound by these Terms and by our Privacy Policy. If you do not agree, do not use the Site.

1. Who We Are

C&T Group LLC is a land acquisition and investment company. We identify, evaluate, acquire, and reposition land assets, and we maintain relationships with landowners, builders, developers, brokers, and other real estate professionals.

We are a principal, not a broker. C&T Group LLC purchases property for its own account and for resale or assignment. We are not a licensed real estate brokerage in every state in which we operate, we do not act as your agent, we do not represent you in a transaction, and we owe you no fiduciary duty. You are encouraged to obtain independent representation.

We may assign our contracts. When we enter into a purchase agreement, we may assign our rights under that agreement to a third-party buyer for a fee, or close and resell the property. Any such fee or profit is ours and is not a commission.

2. No Professional Advice

All content on the Site is provided for general informational purposes only. Nothing on the Site constitutes legal, tax, accounting, financial, investment, appraisal, title, environmental, engineering, or real estate advice. Property values, market conditions, zoning classifications, entitlement outcomes, and development feasibility are uncertain and subject to change. You should consult qualified professionals before making any decision.

3. No Offer to Buy or Sell Real Property

Information on the Site, including any property descriptions, valuation ranges, or indications of interest, does not constitute a binding offer to purchase or sell real property. No offer is binding on C&T Group LLC unless and until it is set forth in a written purchase agreement signed by an authorized representative of C&T Group LLC.

Submitting a form, providing property information, or communicating with us does not create a contract, an agency relationship, or any obligation on our part to make an offer, purchase a property, or transact.

You grant C&T Group LLC a non-exclusive, royalty-free license to use, store, reproduce, and analyze submitted information for the purposes described in our Privacy Policy. We treat submissions as non-confidential unless we have signed a written confidentiality agreement with you.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, C&T GROUP LLC AND ITS MEMBERS, MANAGERS, OFFICERS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, DATA, OR BUSINESS OPPORTUNITY, ARISING FROM OR RELATING TO YOUR USE OF THE SITE, WHETHER BASED IN CONTRACT, TORT, STRICT LIABILITY, OR OTHERWISE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

OUR TOTAL AGGREGATE LIABILITY ARISING FROM OR RELATING TO THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100.00).

Nothing in this section applies to a specific real estate transaction; a signed purchase agreement governs itself, and disputes concerning real property are generally governed by the law of the state where the property is located.

14. Dispute Resolution and Arbitration

PLEASE READ — THIS SECTION AFFECTS YOUR LEGAL RIGHTS.

Any dispute arising out of or relating to the Site or these Terms will be resolved by binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, rather than in court, except that either party may bring an individual claim in small claims court. You and C&T Group LLC each waive the right to a jury trial and the right to participate in a class action or class arbitration. This section does not apply to disputes arising under a signed real estate purchase agreement, which is governed by its own terms.

Opt-out: You may opt out of this arbitration agreement by sending written notice to the address in Section 18 within 30 days of first using the Site.

15. Accessibility and Fair Housing

C&T Group LLC is committed to compliance with the Fair Housing Act and applicable state and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, familial status, national origin, disability, or any other protected characteristic. 16. Termination

We may suspend or terminate your access to the Site at any time, for any reason, without notice.

17. Changes to These Terms

19. Miscellaneous

These Terms, together with the Privacy Policy and SMS Terms, are the entire agreement between you and C&T Group LLC regarding the Site. If any provision is held unenforceable, the remaining provisions remain in effect. Our failure to enforce a provision is not a waiver. You may not assign these Terms; we may.
